Appointing a Selling agent?

Selling a property is quite complex, which is why you need a real estate agent. As your home is most likely your biggest asset, you need to make sure that you appoint the right person.

Having the right agent working to sell your home can add thousands of dollars to your sale price and save you a lot of stress.

Before you let an agent into your property, do your own research on local and recent sale prices of comparable properties.

Do some mystery shopping. Go to some property open for inspections and approach your prospective agents as a buyer. Take note of the following:

Do they return your call promptly?
Are they friendly and attentive?
Are they professional?

Approach your selected agents and have them come to your home to do a free valuation, and to explain how they go about selling your home for the best possible price. Agents know that most people sign up the one who gives them the highest sale estimate, so be aware that they may quote high to get your business.
Before appointing the right agent, discuss commission structures. Ask for discounts if they don’t sell the property for the agreed price, and offer them a bonus commission if they sell for an agreed “over-expectation” price.
