LMI Waiver for registered Nurses and Midwives.
Lenders Mortgage Insurance (LMI) can be a major expense for borrowers when applying for a home loan. Achieving a 20% deposit required to avoid LMI can potentially take years, delaying home buying plans.

For Allied health professionals, we have lenders waiving LMI for qualifying clients who can provide a 10% deposit.
The list of approved professionals has now been extended to include Nurses and Midwives.

With the combination of falling property prices and an LMI waiver, now may be the right time for health professionals to consider your next property purchase.

There are also waivers available for Accountants and Lawyers.

  • SMSF’s typically buy middle market property which are where rental demand is high
  • Rental returns are increasing due to record low vacancy rates;
  • SMSF’s are less affected by inflation because mortgage repayments aren’t made from take-home pay
  • SMSF’s investments are, by definition, a long-term retirement investment

The Regional First Home Buyer Guarantee (RFHBG)  become available from 1 October 2022 to assist aspiring first home buyers living in regional Australia achieve their dreams of home ownership sooner.

With a deposit as little as 5% of the property value, eligible customers can buy or build a property in a regional area without paying Lenders Mortgage Insurance (LMI)

There are 10,000 RFHBG places made available in each financial year until 2025. The scheme is available through 38 different lenders, so we are sure to be able to find a great deal for qualifying clients.

There are Eligibility Requirements:
  • You must be an Australian citizen and at least 18 years old
  • You must not have previously owned a home 
  • You must buy outside of a capital city area
  • You must have been living in the region where the property is located, or the adjacent area, for 12 months
  • Your annual income must not exceed $125,000 for individuals or $200,00 for couples
  • The price of the property must not exceed the caps, for Victoria this is $800,000 in a regional centre or $650,000 in other regional areas
  • The property must be purchased as a principal place of residence, not as an investment.
